Process
The
Design Build Process is a long and complex process but
we are here to walk you through the process. Below we
have attempted to give you an overview of only the work
that needs to be done to give you a context of how we
would proceed. Blue signifies owners choices.
1. Communication with client – this is where we build
a working relationship, where we get to know your dreams
and desires and where we get to know each other. We both
decide that we are a good fit for each other and where
we begin form a good team and establish the targets for
your home (what you want on the outside, inside, energy
efficiency, green items, price, etc.)

2. Sign Design/Build Agreement with 1st retainer –
this is where we formally form a team to move forward on
your plans and dreams. This also places you on our
schedule for estimating and associated tasks.

Prepare final plans and specifications
e. Obtain architectural/committee approval (if
required)

3. Sign Purchase Agreement with 2nd retainer – we have
come this far and have followed our above “targets” to
completion and now we move forward to build. This also
gets you on our “Build” schedule.

& meeting with interior designer (if desired) – (blue

4. Start Construction – the day we have long
anticipated arrive and we begin construction. Below is a
general sequence of events.

b. Concrete foundation & plumbing rough-in & concrete
scored (if required)
c. SIPs, ICF, framing, windows, exterior doors &
exterior trim installed
d. Roofing
e.
Install rough in electrical (wiring review with owners)
& HVAC & plumbing top-out
f. Owners
pre-sheetrock walk through (blue = homeowner meetings or
responsibilities)
g. Drywall, tape, bed, texture
h. Interior doors, trim & paint/stain
i. Cabinets
& paint/stain
j. Owners
landscaping, driveway & sidewalk review
k. Plumbing, electrical & HVAC final
l. Flooring and hardware installed
m.
Letter indicating 60 days until move in
n. Owners hardware
and bath accessory meeting
o. Carpet installed
p. Final clean and concrete stained/sealed
q. Obtain Certificate of Occupancy (if required)
r. Owners “Home
owner” orientation & Final Acceptance review
s. Testing for Energy Star, NAHB Green Home

5. 90
day warranty review – we come out to take care of any
items that need correction or adjusting as spelled out
in your warranty.
6. One
year warranty follow up – we come out to take care of
any items that need correction or adjusting as spelled
out in your warranty.
