NAHB vs.=20 USGBC: What it means to be green

The National = Association of=20 Home Builders (NAHB) will introduce changes to its green = building=20 standard in February 2008. Next month, the U.S. Green = Building=20 Council (USGBC) will roll out its LEED (Leadership in Energy = &=20 Environmental Design) for Homes standard that has been in a = pilot=20 program for two years (see box on page 30). While both = organizations=20 seek to guide green building with similar processes, there = are=20 significant differences, builders say.

Don Ferrier worked = with both=20 NAHB and LEED for Homes to earn certification for Heather's = Home,=20 built for his daughter in the Dallas area. It was the third = project=20 in the nation to achieve LEED's Platinum certification and = Ferrier=20 is a winner of NAHB's 2007 Green Build Award. Heather's Home = is=20 featured in Oprah's Fall O at Home magazine. Heather's Home = scored a=20 90 to get a Platinum LEED certification and a 511 to get = Gold=20 certification from NAHB. Costs vary a good deal - NAHB's = cost for=20 Heather's Home was about $2,000, while LEED's price tag was = about=20 $10,000, according to Ferrier. "The new NAHB standards that = will=20 roll out in February will be more stringent and require = third-party=20 verification," he said. "Most of the people involved at NAHB = and=20 LEED are getting to the same place, but there are some on = each side=20 that are very competitive." Ferrier believes the NAHB is = more user=20 friendly, although perhaps not as accurate as LEED. A big=20 difference, he said, is that NAHB is not in favor of green = building=20 standards becoming mandates from various governmental = agencies,=20 while LEED is supporting legislation to require building to = a higher=20 standard.

Complexity and ease = of use=20 are the main differences between NAHB and LEED for Cherokee=20 Investment Partners. The company built the National = Homebuilder=20 Mainstream GreenHome in Raleigh, N.C., this past summer. The = project=20 followed NAHB guidelines and is expected to be LEED = certified at the=20 Platinum level by the end of the year, according to Jonathan = Philips, senior director of Cherokee. "LEED is a program = that=20 rewards in many complex ways," Philips said. "You may get = points in=20 one area and lose points in another for the same feature. A = single=20 choice can have many ramifications." NAHB is much more = focused on=20 the reality of building, according to Philips. "It also has=20 academics, but NAHB has real-world experience," he noted. = "The issue=20 is how to convert a conventional building to a green = building. NAHB=20 recognizes the need for third-party verification and also = that it=20 shouldn't be prohibitively expensive."

"Both [LEED and = NAHB] have=20 great things, but NAHB is more on target with the American = builder,"=20 Philips said. "LEED has done a great job with commercial = building=20 standards, but it's incredibly complex."

LEED was created = for=20 commercial building eight years ago by USGBC, according to = Michelle=20 Moore, vice president of policy and public affairs for = USGBC. "It=20 has become the national benchmark for green commercial = building,"=20 she said. LEED for Homes has been in a pilot program since = August=20 2005 and now involves 375 builders representing 6,000 homes, = with=20 200 homes having achieved LEED certification, according to = USGBC.=20 The pilot program is expected to be finalized and introduced = at the=20 Greenbuild International Conference and Expo in November.=20

NAHB, which has had = a set of=20 guidelines since 2005, is currently working with the = International=20 Code Council to develop a green building standard for homes = that is=20 expected to be finished and approved by American National = Standards=20 Institute by March 2008, according to Calli Schmidt, = director of=20 environmental communications for NAHB. "Local homebuilders = will be=20 able to adopt and adapt from those guidelines in various = states,"=20 said Moore.

There will be local = third-party verification to confirm that everything has been = done=20 according to the program features selected. "Once the NAHB = program=20 is completed, builders will be able to fill out a spread = sheet=20 online where they will choose various features and find out=20 immediately how many points each feature is worth and what = sources=20 are available for it," Moore=20 = explained.
